Minimum Stay:
2 Night Minimum Stay Required: $150-$500 per night depending on occupancy
13% City and State hotel tax is not included in room rates.
Non-seasonal:
50% deposit due at time of reservation
Balance due at check-in.
Antique weekends, holidays and special events require full payment at time of reservation.
We gladly accept travelers checks, cashiers check, cash or credit cards. We accept Amex, Visa, MasterCard, Discover.
Check in/out: Guests are welcome to check in at 3:00 pm and the check out time is by 11:00 am.
Children over 14 are Welcome
We can make arrangements for early and late check-ins, please inquire
Smoking: Out of respect for our other guests, smoking is not permitted inside or on the porches of The Little Valley Bed and Breakfast.
No Candles, incense, smoking, pipes, cigars or anything that burns is absolutely not permitted inside the house.
There will be an additional $150 charge to any guest smoking in the house.
Pets: In consideration of our other guests, guest pets are not permitted on the property.
Please note there are 2 Cats on premise Sissie and Barkley. While the kids don't come into guest rooms they are indoor cats.
Cancellation policy:
All cancellations made within 48 hours of the stay will be billed in full. Cancellations made within 14 days are non-refundable, but may be credited toward another available date within six months* (this excludes seasonal rates, antique weeks and holidays).
Any guests who decide to end their stay before their scheduled departure date are still responsible for the full balance due on their reservation.
Damage Waiver:
If there are any damages to the house including furnishings (furniture, fabrics, fixtures, art, etc.), the proprietor will assess such damage and determine the cost to repair or replace such items, which then will be billed to the guest.
Seasonal events, antique weeks and holiday policies:
*A two night minimum stay is required during seasonal events, antique weeks and holidays. In order to make a reservation during seasonal rates, full payment is required. The payment will be returned if the reservation is cancelled within 60 days of arrival less a $25 processing fee. Cancellations made within 45 days are non-refundable, but may be credited toward another available date within six months

The Little Valley Ranch is located in a rural environment on 28 acres with cats on the property. As such there may be hazards such as insects, lightening, high winds, falls etc., which are not typically common in non-rural environments. The Little Valley Ranch and owners Nancy Hodgins and Deborah Thomas are in no way whatsoever responsible for any accidents you may have on or around the property at The Little Valley Ranch. If you have an accident, you will be responsible for any and all charges that occur as a result.
